Getting Started

How do I apply for a rental property in Wellington?

You can submit a rental application through our online portal or directly via TradeMe. The application process includes providing identification, proof of income or employment, and references from previous landlords or employers.

We review all applications thoroughly and aim to respond within a few working days. Having your documents ready before you apply can help speed up the process in Wellington's competitive rental market.

How much bond do I need to pay when renting in New Zealand?

The maximum general bond a landlord can charge is four weeks' rent. Since December 2025, landlords can also request a pet bond of up to two weeks' rent if you're keeping a pet with written consent.

Your bond is lodged with Tenancy Services and held for the duration of your tenancy. If the property is in reasonable condition and all rent is paid when you move out, you can expect your bond to be refunded in full.

Your Rights

What are my rights as a tenant in New Zealand?

As a tenant, you have the right to quiet enjoyment of the property — meaning reasonable peace, comfort, and privacy. Your landlord must give at least 48 hours' notice before inspections and 24 hours' notice before entering for repairs.

You're entitled to a property that is maintained in reasonable condition, complies with the Healthy Homes Standards, and has working smoke alarms. You can also challenge any rent increase you believe is excessive.

How much notice does my landlord need to give before an inspection?

Your landlord or property manager must give you at least 48 hours' written notice before a routine property inspection. Inspections can only occur between 8am and 7pm, and no more than once every four weeks.

For entry to carry out repairs, at least 24 hours' notice is required. In a genuine emergency (such as a fire or flood), the landlord can enter without notice. Inspections should always be arranged at a reasonable time that works for both parties.

Can I have pets in a rental property in New Zealand?

You can keep a pet in a rental property if your landlord gives written consent. Under the Residential Tenancies Amendment Act 2024, landlords can only refuse pet requests on reasonable grounds — for example, if the property is unfenced or unsuitable for the type of pet.

If consent is given, the landlord can require a pet bond of up to two weeks' rent to cover potential pet-related damage. This is in addition to the standard general bond. Tenants are fully liable for any damage caused by their pets beyond fair wear and tear.

Maintenance & Living

How do I report a maintenance issue to my property manager?

You can report maintenance issues through our online maintenance request system, by phone, or by email. For urgent issues like flooding, gas leaks, or electrical faults, contact us immediately by phone.

For non-urgent maintenance, submit a request with a description of the issue and photos if possible. We aim to respond promptly and coordinate tradespeople to resolve the issue as quickly as we can. As a tenant, it's important to report maintenance issues as soon as you become aware of them.

What are the Healthy Homes Standards and how do they affect me?

The Healthy Homes Standards require all New Zealand rental properties to meet minimum requirements for heating, insulation, ventilation, moisture and drainage, and draught stopping.

As a tenant, this means your rental should have adequate heating in the main living area, proper insulation, good ventilation in kitchens and bathrooms, effective moisture control, and no significant draughts. Your landlord is legally required to ensure the property meets these standards. If you believe your rental doesn't comply, raise the issue with your property manager or contact Tenancy Services.

What happens if I need an urgent repair outside business hours?

For urgent maintenance issues outside business hours — such as a burst pipe, gas leak, loss of power, or a broken lock — contact Just Property Management on our after-hours phone line. For immediate safety risks involving gas or fire, call 111 first.

Under New Zealand tenancy law, if you cannot reach your landlord or property manager and the repair is genuinely urgent, you can arrange the repair yourself (up to a reasonable cost) and be reimbursed. Always attempt to contact your property manager before arranging any work.

Ending Your Tenancy

How do I get my bond back at the end of my tenancy?

Ensure the property is clean, tidy, and in the same condition as when you moved in (allowing for fair wear and tear). Return all keys to your property manager and make sure all rent is paid up to date.

A final inspection will be conducted, and if everything is in order, a bond refund form is submitted to Tenancy Services. If there are no claims against the bond, it will be refunded to you.

Tip: Keep a copy of your initial property inspection report and take dated photos at both the start and end of your tenancy to protect yourself in case of any disputes.

How much notice do I need to give to end my tenancy?

For a periodic (rolling) tenancy, tenants must give at least 28 days' written notice. For a fixed-term tenancy ending on or after 1 May 2025, either party can give between 21 and 90 days' notice before the fixed term expires.

If no notice is given before a fixed term ends, the tenancy automatically becomes periodic. Always provide notice in writing and keep a copy for your records.
